Casa degli Ulivi is a restored stone farmhouse above Niccone valley on Tuscany border with large pool, five bedrooms and three bathrooms for up to 10 people, a large garden with ancient olive trees, a nearby castle, incredible views and, a short drive down to the villages of Lisciano Niccone and Mercatale di Cortona where you will find shops, bars and restaur

The house is on two floors with internal and external staircases. There is wifi internet.  The house has two ground floor bedrooms, a  bathroom and the kitchen are all on one level with access into the garden. Bedrooms have insect screens and there are fans in all bedrooms.

In the ground floor  the  kitchen and dining room are connected via an internal arch; both rooms have french windows leading out into the garden. The dining room has a dining table and chairs for ten people, stairs from the dining room lead up to the living room on the first floor.. The first bedroom has a double queen size bed, built in wardrobes and french

windows onto the garden. The second bedroom has two single beds and french windows onto the garden. The bathroom has a tub, shower (in tub), wc and basin, it is adjacent to the bedrooms.

The internal staircase from the dining room takes you upstairs to the living room, furnished with sofas and easy chairs, there is also direct access to the garden via an external staircase.. The third bedroom is next to a bathroom with with tub, shower, wc, bidet, basin and washing machine. This bedroom  has a queen size bed, built in wardrobe and windows on two sides with views of the olive grove, castle and pool (south) and east down the Niccone Valley. The fourth bedroom has three single beds, built in cupboards and a double aspect (views to the north across the Niccone Valley and west towards the castle of Pierle). The fifth bedroom has a queen size bed and views to the east and north of the Niccone Valley. The other first floor bathroom has shower, wc and basin is next to bedroom 5.

The swimming pool measures 12 x 6 metres with semi-circular internal steps, shallow end of 1.2 metres to a deep end with depth of 2.6 metres. There are sunloungers and a pergola. The swimming pool is set in an ancient olive grove which stretches up to the castle of Lisciano Niccone, it is on a terrace above the house with steps up to it.

The kitchen door and the front door both open onto the lawned area at the front of the house. Outside the kitchen door is a covered pergola with dining tables and chairs providing a shaded outdoor dining area. The lawned area to the front of the house is flat with some large trees, including horse chestnuts, also providing shade. There are wooden tables and garden chairs for outside dining and a barbecue.  The garden wraps round the house with stunning views in all directions.  Casa degli Ulivi is at the end of a quiet road and gate

Nearest village Lisciano Niccone, 5 minutes drive has pizzeria and trattoria bank, market ..

 in 10 minutes you will be at Lake Trasimeno, Cortona, Perugia is 30 minutes, Assisi airport is 30 minutes,  close to it there are also Montepulciano, Umbertide, Montone, Arezzo, Sansepolcro, Siena, Florence, Orvieto, Spoleto
