Cicaleto is a property  located on the hills in a panoramic position surrounded by greenery, about three kilometers from Umbertide. Thecountry house  and the outbuildings need to be renovated because they have not been inhabited since about 1980.

The main house measures 200 square meters with the possibility of adding another 100 meters (200 meters existing + 100 meters to be rebuilt). The structure of the load-bearing walls and the attic are in good condition, the roof must  to be redone as despite being built with original materials (terra cotta and wooden beams) it has no thermal insulation and the beams are not in very good condition, moreover the house is no heating system. The main house is  divided: on the ground floor there are three rooms used as tool sheds while on the first floor there are three bedrooms, a bathroom and a dining room kitchen.

The largest annex measures 130 square meters and is now used as a tool shed and animal shelter, while the smallest annex measures 50 square meters, in the property there is the ruin of a small church of 20 square meters. White road is 200 meters from the asphalt road, electricity and water from comune arrive to the house.

If necessary, the Italian law allows us to demolish one or more annexes to give to main house sq.m. or to demolish and move the annexes 50 meters from the main house. The outbuildings can become dwellings by changing the use from warehouse to home.

The surrounding flat land is 4000 square meters completely fenced, if necessary you can ask to purchase  another plot of land to the neighbor .Cicaleto is located 3 km from Umbertide where you can find all the necessary services, 30 minutes from the airport of Perugia, at 45 minutes from Arezzo, 1.30 minutes from Florence, 2.30 from Rome.
