The Eco credentials couldn't be better; total energy costs are below zero (currently an actual profit) thanks to 4.6kW of photovoltaic panels on the car port. Ample hot water and heating is produced by Thermomax solar panels, a Clearview wood stove and a rarely used gas boiler.

There is under-floor heating throughout the ground floor and radiators in the bedrooms and bathrooms.
The windows are all hardwood double glazed with internal and external shutters to keep you cool in summer and warm in winter.
On the ground floor the large entrance hall has a polished stone floor to match the staircase leading upstairs.

The living and dining area combine through a large arch to make a 16 metre long entertaining area with a rustic wood and stone fireplace at one end and doors to the east terrace at the other. The study, leading off the salone, has an original wood panelled ceiling and wooden bookshelves and could easily be converted into a 5th bedroom.
A cosy, practical and well equipped dining kitchen with hardwood and granite work tops and a huge Ilve range - 6 hob burners (including a coup-de-feur + 2 ovens, one electric and one gas) along with a Liebherr fridge freezer with ice making machine, Bosch dishwasher, flush-fitted-double-stainless-steel-sink-unit in the island with specially designed pot hanging beam above. This is a proper cook’s kitchen with extra deep tops, plenty of storage in drawers, shelves and cupboards and extra power points for appliances.
Also on the ground floor are a laundry room, lavatory and technical room.
Upstairs – An unusually spacious master bedroom suite with original fireplace, luxury bathroom and a further bedroom/study/dressing room attached. 2 further large double bedrooms each with an en-suite bathroom lead off the large landing which has a capacious and beautiful linen cupboard.
Outside there is plenty of car parking with much more paddock space if needed. The garden has the usual olives, cyprus, specimen trees plus woodland with literally thousands more trees producing masses of free wood. To the East is the historic town of Umbertide with a vibrant market place and a few supermarkets. From Umbertide there is immediate access to the E45 motorway bringing Perugia airport just 40 minutes from the house.
The charming local village is famous for the annual chestnut festival and the open air opera. Other nearby attractions include Gubbio, Cortona, Anghiari, Sansepolcro, Arezzo, Assisi and Perugia. Golf at Antognola is 20 minutes away and the nearest ski slopes are just 2 hours away.
